Six-month flip in Glasgow’s Battlefield: How we turned a £25K profit on a simple renovation

In October 2019, I took on a project that was all about speed and smart design.

A client came to me with a recently purchased two-bedroom tenement flat in Glasgow’s popular Battlefield area. His brief was clear: renovate quickly, spend sensibly, and sell for a profit.

By May 2020 — just six months later — we’d done exactly that, walking away with a £25,000 profit after renovation costs.

This project proves that with the right design choices and efficient execution, you don’t need a massive overhaul to make a strong impact. The flat itself had loads of potential — classic tenement proportions, great natural light, and a desirable location. We simply needed to bring it up to date and highlight its best features.

Here’s what we did:

  • Stripped out the old, dated kitchen

  • Installed a sleek, modern design

  • Added a tiled backsplash for texture and contrast

  • Created a cosy dining nook to make the space more sociable

  • Upgraded the boiler to improve energy efficiency and market appeal

🛁 Bathroom

  • Removed the original, creaking bathroom suite

  • Installed a large, luxurious walk-in shower

  • Added underfloor heating for a high-end touch

  • Fitted a heated mirror to enhance functionality

  • Tiled floor-to-ceiling with light, reflective tiles to maximise brightness

🏠 Throughout the Flat

  • Laid new flooring across all rooms

  • Repainted throughout in a bold palette

  • Styled the entire property with modern, buyer-friendly décor

  • Decorated two generously sized double bedrooms with a stylish, youthful feel

The end result was a fresh, move-in-ready home that immediately captured buyer interest. The flat went to a closing date and sold for £210,000 — a jump from its original £175,000 purchase price, with only £10,000 spent on improvements.

This six-month turnaround shows that a fast, focused renovation can absolutely pay off — especially in sought-after areas like Battlefield.
