Project 3: I bought a flat for £52,000 without stepping inside — and it paid off.

I wasn’t looking in Yoker.
In fact, I’d never even considered it.

But one day, while browsing an auction site, I came across a listing that caught my eye.

It looked like it had potential — and it was close enough to drive to. They weren’t allowing viewings (as is often the case with auction properties) so I just drove there one day to see what it looked like from the outside.

The street surprised me. It had a community garden, it was peaceful, and it was only a few minutes' walk to the Clyde. There’s also a national cycle route nearby, and I’d heard rumours about a new bridge being built — one that would link the area directly to the airport and a huge shopping complex on the other side of the river.

It felt like an area that was about to shift.

I had the home report in hand and decided to trust my instincts.


I put in a bid I thought was fair.


And I got it.

The purchase went through in just two weeks — a straightforward cash sale.

When I got the keys...

I was nervous.
But relieved.

The flat was empty. The electrics and plumbing were switched off. But it had good bones — and I knew I could work with it.

What I did:

  • Removed the wall between the kitchen and living room to open up the space

  • Took down a false ceiling to gain more height

  • Renovated the bathroom with floor-to-ceiling tiles, walk-in rainfall shower, underfloor heating and a heated mirror

  • Installed a new Howdens kitchen with integrated appliances and lots of under-counter storage

  • Laid new flooring throughout for a seamless, contemporary look

  • Used a bold but earthy colour palette to create a warm, stylish space

  • Styled it with plants, art, and high-end accessories to appeal to younger buyers

  • Had photos and a professional listing video created to give it the best chance on the market

Why it sold quickly:

It was only 8 minutes from the West End — ideal for buyers priced out of Partick or Thornwood.
It looked great online.
And it had character.

The flat attracted strong interest and went to a closing date shortly after listing.
