Project 2: A neglected one-bed in Govan turned Airbnb money-spinner.

Set in a well-connected part of Glasgow just steps from the subway and excellent transport links, this modern one-bedroom flat had a lot going for it — off-street parking, good bones, and a great layout. But it felt dated and lacked personality.
I purchased the property and invested in a carefully planned renovation focused on opening up the space, increasing light, and creating a warm, design-led home that would appeal to a young professional or couple priced out of the West End.
Scroll down for the financials.
What I did:
Took down the wall between the kitchen and living area to create a bright, sociable open-plan space
Renovated the bathroom with underfloor heating, a floor-to-ceiling tile scheme, and a walk-in rainfall shower
Installed a generous vanity unit, added storage, and finished it with modern spotlighting, high-end accessories, and reflective tiles to bounce light throughout
Added a large, functional kitchen with a deep sink, catering-style tap, and sleek integrated appliances — opting for open shelving and under-counter storage to keep the space airy
Laid a beautiful chevron parquet-style floor and continued it seamlessly throughout the flat
Used a bold, earthy colour palette and layered in thoughtful styling — including plants, lighting, and artwork — to make the flat feel both luxurious and liveable
Though the area isn't always top of mind for first-time buyers, the renovation gave this flat a distinctive edge. The mix of practical upgrades and bold design helped it stand out — attracting serious interest and repositioning it as a smart, stylish alternative to more expensive parts of the city.
The financials:
Bought for: £78,700
Renovation costs: £8500
Sold: £107,000
Profit: £19,800
Airbnb income: £371 per week.
